Bengaluru property: Your thoughts on 2026 appreciation?
Spent the whole Sunday checking out options in Whitefield and Sarjapur Road. Honestly, I work in real estate, but buying for myself is a different ball game. Builders ka marketing spin aur hidden costs, it's just too much. I was looking at a 3BHK from Prestige Group near HSR, advertised for ₹1.8 Cr, but all-in price with PLC, OC, parking, it jumped to almost ₹2.2 Cr. Matlab, super area vs carpet area games still going on. Is this current price rise sustainable, yaar? I'm worried about a correction by 2026. Given the ongoing Metro extensions, which areas do you think will actually give maximum appreciation in the next 2 years? Especially considering prices in Electronic City and North Bengaluru already seem quite high. Any specific projects or builders in Bellandur or Devanahalli that seem less inflated? Should I wait, or is now the time to jump in?

Agreed on the hidden costs! But I think waiting might be risky. Metro extensions are happening, and Bengaluru is always growing. My friend bought near Aavalahalli last year, and prices have already gone up significantly. What if we miss the boat?
