Since moving to Bellandur last month, rent prices have shocked me. 30-40% hike in two years, is this justified? Will it stabilise? Direct landlord se rent karna possible hai kya?

My personal experience has been even worse. I was looking for a 2BHK in Aishwarya Crystal Layout, and the quotes were insane. One owner openly told me, 'IT guys are paying, why shouldn't I charge?' They even ask for 11 months advance sometimes! This is pure exploitation. I just backed out
Direct landlord se rent karna possible toh hai, but usme bhi issues aate hain. Brokers provide some legal protection and standard agreements. Direct mein many landlords try to put unfair clauses, ya phir agreement renewal par zyada hike demand karte hain. Plus, background check ka bhi darr rehta hai.
Dekho, supply-demand ka game hai. IT boom aur new jo companies aa rahi hain, uski wajah se population badh rahi hai. But kya builders us pace se new projects complete kar pa rahe hain? Tabhi toh rent itna inflate ho raha hai. Is there any data on new inventory vs. population growth in Bengaluru?
Exactly! Aur jo naye projects hain, unke prices bhi sky-high hain. So log rent pe hi rehna prefer kar rahe hain, which pushes rent further up. Vicious cycle hai bhai.
U3, you're right. I read somewhere ki Bengaluru mein commercial space absorption bahut high hai, which means more companies are coming, but residential supply is lagging. RERA data shows a lot of projects are delayed, especially around Whitefield and Sarjapur Road. So, yes, inventory shortage is a major factor driving rents up.
Bhai, tum Bellandur ki baat kar rahe ho. Main toh pehle Agrahara Layout mein rehta tha, 1BHK ka rent 12k tha 2 saal pehle. Abhi wahan ka friend bata raha hai 18k ho gaya hai! Ye 50% hike hai, justified kaise ho sakta hai? Meri toh phat gayi hai, socha tha apna ghar lunga par ab toh rent bhi afford karna mushkil ho raha hai.
Totally agree yaar! Bellandur toh ab next level ho gaya hai. Hum bhi Akshayanagar mein dekh rahe the, same story. Itna toh salary nahi badhta jitna rent badh raha hai.
