Bengaluru resale market offers better value
Visited a KNS project near BTM Layout last week. Kids have moved out, so selling our big house in Koramangala. Looking for a compact 2BHK, maybe 1200 sqft, something manageable with good society and elevator. Builders like KNS are quoting quite high, even for new flats. They showed us a 2BHK around ₹1.25 Cr, but then PLC and floor-rise premium alag se. Is it worth paying extra for those in a new project? Honestly, not sure. My main confusion is new vs resale. Resale mein, especially in established areas like BTM, better deal mil sakti hai kya? Or is it more hassle? Builders bolte hain fixed price for new, but I wonder if there's actual room to bargain beyond small 'spot discounts'. Also, should I go direct builder or approach a broker for a better deal, especially for resale options? Hospital access is key for us.
