Bengaluru resale market: Where's the real negotiation power?
Budget finalised, loan pre-approved — ab pata nahi kahan dekhoon. I'm looking for my first investment property in Bengaluru, mainly for rental yield and appreciation. East BLR mein prices kaafi high lagte hain, Prestige Group jaise builders mein negotiation bhi tough hai. Kya secondary market mein better deals milte hain? Matlab, resale properties mein zyaada negotiation possible hai kya as an investor? Builders toh spot discount ke liye bhi mana kar dete hain sometimes. Aur koi areas hain jahan abhi bhi thoda price correction ho sakta hai ya undervalued hain? Jaise Yelahanka ya Kanakapura Road? Total cost mein kya-kya hidden hota hai beyond property price? Parents bolte hain resale mein paperwork tricky hota hai, but value mil sakti hai. Experiences share karo please.

Kanakapura Road might give better appreciation long-term if infrastructure picks up, but Yelahanka already has good connectivity. Kanakapura Road has potential but infrastructure is still catching up. Yelahanka is more developed but prices are climbing fast, so 'undervalued' kehna mushkil hai ab.
Parents ki baat sahi hai, resale mein paperwork tricky ho sakta hai, but value mil jaati hai. Maine last year Akshayanagar mein ek 2BHK liya tha, almost 10-12% niche mila asking price se. Builder toh 2% bhi nahi deta. Bas ek achha lawyer pakad lena for due diligence, especially for verifying title deeds and checking for any encumbrances. Mera lawyer ne saare documents thoroughly check kiye the, tab jaake confidence aaya. Hidden costs toh builders ke projects mein bhi hote hain, resale mein thode alag hote hain bas.
Resale mein hidden costs mostly stamp duty, registration charges (jo primary mein bhi hote hain), legal fees for due diligence, society transfer charges (agar building society mein hai), aur kabhi-kabhi outstanding property taxes ya utility bills. Builder ke projects mein GST, PLC, development charges, infrastructure charges, club house fees, maintenance advance, parking charges jaise cheezein add ho jaati hain jo resale mein nahi hoti. Overall, resale mein transparency better rehti hai agar documents clear hon.

Yelahanka is still decent, especially near the airport road for appreciation. But research the builder's track record thoroughly. Mere dost ka experience kharab raha Prestige ke saath, possession date kaafi extend kar di thi.
Jaise U4 ne bataya, Prestige aur dusre top builders bhi delays karte hain. Mere cousin ka Prestige Falcon City mein 6 months delay hua tha. Upar se penalty bhi negligible dete hain. Toh ready-to-move resale mein ye tension nahi rehti.

Totally agree! East BLR mein Prestige aur Sobha jaise bade builders ki toh baat hi mat karo. Unke projects mein premium itna high hai ki rental yield ka sochna bhi mushkil hai. Maine khud ek project dekha tha Whitefield mein, final cost mein parking, club house, maintenance advance sab jod ke itna badh gaya ki mera budget hil gaya. Resale mein at least real value dikhti hai, aur seller bhi motivated hota hai deal karne ke liye.
Sahi keh rahe ho. Builders ka attitude 'take it or leave it' wala hota hai. But mere parents bhi bolte hain resale mein paperwork aur title verification ka bohot jhanjhat hota hai. Uska kya karein?
