Did a site visit to Sobha Neopolis and a Saranya project last weekend. I'm currently in a 2BHK in Bellandur, thinking of upgrading to a 3BHK around Sarjapur Road. Already have a home loan, so looking at options around ₹1.8 Cr. Sobha's premium feels steep, honestly not sure if it's justified. Is their actual carpet area closer to advertised super area compared to Saranya? Also, how's post-possession society maintenance for both builders, say after 2-3 years? What's the word-of-mouth reputation among current residents? Really need some community insights on long-term value.

Yaar, exactly my thoughts! Sobha ka premium toh legit bahut high lagta hai. I visited their project near Whitefield, same feeling. ₹1.8 Cr budget mein Sarjapur Road pe options mil rahe hain but Sobha seems out of reach. Maintenance ka issue toh har naye project mein hota hai, but long-term mein Sobha aur Saranya mein kya difference hai? Koi batao please.
