The true cost of a 2BHK in Bengaluru is never what they quote initially. Prestige Group's super area calculations are such a trap. My unit in HSR Layout, quoted ₹1.1 Cr, hit ₹1.25 Cr with hidden charges before possession. How do you guys manage these surprise costs?

It's not just Bengaluru, but the market dynamics here make it worse. Demand is high, inventory is low, and builders know first-time buyers are desperate. They quote low to get you hooked, then pile on the extras. Current interest rates also make EMI calculations tricky for these inflated final costs.
I booked a 2BHK in Aavalahalli last year with another well-known builder, not Prestige, but the story is the same. Quoted 90L, final jab bill aaya toh it was 1.05 Cr! Stamp duty, registration, utility connections, amenity charges, GST... it all adds up. I wish someone had warned me about these things explicitly.

Prestige ka toh track record hi hai aisa. My cousin bought in Prestige Falcon City and faced similar issues. The 'super area' is a joke, they include everything from the common corridor to the swimming pool's air space! Always ask for carpet area and check the per sqft rate based on that. Don't trust initial quotes, get everything in writing.

Absolutely! Meri bhi yahi tension hai. I heard from a friend that Prestige adds a huge 'preferential location charge' and then maintenance advance for 2 years upfront. Plus, the RERA carpet area is always way less than what they show on paper. Is there any way to check these charges beforehand, ya builders bas surprise dete rehte hain?
