Just got possession for my flat near Thanisandra. Everyone talks about the base price but yaar, the hidden charges are insane. My ₹1.2 Cr 2BHK project near Whitefield ended up costing almost ₹1.4 Cr with stamp duty, registration, and all the small 'misc' fees. Builders don't tell you this upfront. This 'all-inclusive' pricing is a joke. Change my mind.

Yaar, this is the harsh reality of buying property in Bengaluru. My parents bought a flat 10 years ago, and it was much simpler. Now, builders have perfected the art of 'hidden costs'. I was looking at a project in Attibele, and the sales guy quoted one price, but when I asked for a detailed breakup, he just kept saying 'don't worry, it's all inclusive'. I pushed, and suddenly that 'all-inclusive' had 15% extra for various charges. It's a huge shock when you're on a tight budget.

Totally agree! My 1.1 Cr flat near Sarjapur Road also crossed 1.3 Cr easily. Builders just lure you with the base price. It's so frustrating for first-time buyers.
Sarjapur road mein toh aur bhi badh gaya hoga price. Traffic alag se.
Haan bhai, exactly! They show you the base price per sqft, but then add floor rise, car parking, club house, amenities, GST, development charges... list never ends. Then comes stamp duty and registration. It's a psychological trick.
