Beta II: What's daily life really like beyond the brochures?

₹1.5 crore for a villa in Beta II – I'm really struggling with this price point. Currently in a 2BHK in Sector 78, thinking of upgrading. Been eyeing Beta II for a 3BHK or maybe a small villa. Prices feel steep, not sure if it's justified or if there's negotiation room. Is the premium over, say, Sector 150 worth it? What's daily life actually like there? How's the commute to Noida? Also, what's the investment potential for Beta II in 3-5 years? Will it appreciate well with Jewar coming up?
