Did a site visit to Amrapali Silicon City last week, and I'm honestly trying to figure out its long-term potential. I'm currently in a 2BHK in Noida, thinking of upgrading to a 3BHK here for investment. Kya yahaan ka resale market liquid hai for investors? I'm worried about the investor-to-end-user ratio; some societies end up feeling like ghost towns, affecting rentals and exits. Iska current price per sqft still good for future capital appreciation, ya already saturated hai? Plus, builder ka track record bhi toh dekhna hai. Thoughts?

RERA number toh theek hai, but builder ka past reputation bhi toh dekhna padta hai. Amrapali ke naam se toh bahut cases jude hain. Possession mila kya sabko time pe, ya delays hue the? Aur agar mil bhi gaya, toh quality kaisi hai?

U4, possession toh officially 2020-12-01 ka hai aur project completed hai. But yeah, many people faced delays initially. Ab toh log reh rahe hain, families shift ho gayi hain, but initial phase was tough for buyers.
Lekin bhai, project completed hai aur RERA number UPRERAPRJ14064 hai. Iska matlab toh legally sab clear hai na? Maybe investors ne exit kar liya hai aur ab end-users hi bache hain?
Meri ek friend ne bhi yahaan investment ka socha tha, but then she backed out. Uska kehna tha ki connectivity theek hai but social infrastructure abhi bhi weak hai. Schools, hospitals, daily needs stores, sabko rely karna padta hai nearby areas pe. Long-term appreciation ke liye toh yeh sab bhi matter karta hai na? Plus, Amrapali ka naam sunke hi dimaag mein ek doubt aata hai, chahe project completed bhi ho.
U10, loss toh hota hi hai jab market sentiment kharab ho. My advice, agar first-time buyer ho aur end-use ke liye le rahe ho, toh make sure the builder has a clean record and the project has a healthy mix of residents. Mera khud ka experience hai, ek project mein invest kiya tha, aur ab exit karna mushkil ho gaya hai because of the builder's past issues. Always check RERA status and financial health of the developer.

Haan yaar, mere friend ka bhi same haal hua. Ajayabpur mein ek project mein phasa tha, 2 saal tak koi buyer nahi mila. Finally, thode loss mein hi becha. Connectivity aur infrastructure dono important hain, sirf price dekh ke mat lena.

Totally agree with U6. 3029 total units hain bhai, that's a huge number! If even 30-40% are investors, the resale market will be flooded. My cousin bought in a similar large project near Alistonia Estate, and now he's struggling to find tenants, let alone a buyer for resale. Investor-driven projects become a nightmare for actual end-users.
Sahi kaha bhai, ghost town effect bahut real hai. Neighbouring sectors mein bhi yahi haal hai.
