Beyond price: What families truly need in Gurgaon property

₹85 lakh for a 3BHK is our max budget. We're upgrading for the kids, so safety and good schools nearby are crucial. Suncity Vatsal Valley Independent Floors seems like a good RTM option, but is the carpet area efficient enough for a growing family? Also looking at DS Heights, but not much info on its social infra or security features. My wife's priority is a safe neighborhood for the children. Which project offers better usable space and genuinely good schools/hospitals within 2km? Any insights on DS Heights' progress or quality?
