The 2BHK vs 3BHK decision in Greater Noida is way more complex than just the price difference. I work in real estate, but buying for myself, especially around Noida Extension or Pari Chowk, feels different. I'm seeing 2BHKs from Gaurs Group or ATS for around ₹85L, while 3BHKs jump to ₹1.3Cr. My concern isn't just the EMI. It's about actual usable space vs. super area games. Is that extra room in a 3BHK truly adding value for a small family, or just increasing maintenance and property tax for dead space? With Jewar Airport coming up, future appreciation looks good for both. But for actual living, is a 2.5BHK (if you can find it) smarter? Or does the 3BHK offer better rental yield long-term? Not sure what builders don't tell you about the resale market for these configurations. What do you guys think?
