Beyond the brochure: Amenities and resale reality

₹95 lakh for a 3BHK in New Chandigarh is a lot, especially with kids' school admissions coming up. I'm looking at Vamana Riseonic and X Ecosystem Green Homes, but honestly, the amenities promised in brochures always look great. My wife's priority is a safe play area and a functional community center for the children. Are these builders actually delivering on things like well-maintained parks and clubhouses years after possession? Or is it just a marketing gimmick? Also, how's the resale value holding up for their projects in a few years? Don't want to get stuck.
