Visited Chintamani Samriddhi last week and the show flat looked amazing. I work in real estate but buying for myself is totally different, you know? I'm trying to see past the marketing. Does anyone have experience with NK Realty projects' actual construction quality after a year or two? Are hairline cracks, seepage issues common then? Also, those fancy clubhouses and gyms – are they really maintained and used daily, or just for show? Does investing in projects with high-end amenities actually translate to better resale value or higher rent, or just higher maintenance for investors? Off the record, what's the ground reality once you take possession?

I've heard NK Realty is known for their aggressive sales tactics. They really push the 'future appreciation' angle. But future appreciation for an upcoming project delivered 7 years later, that too with potential quality issues? That's a big risk. As first-time buyers, we need to be extra careful. Don't get swayed by just the show flat and the fancy brochure. Dig deeper into their past projects, talk to existing residents if possible. My uncle had a nightmare with a builder in Ambegaon Budruk for similar reasons.
27-38 Lakh for an upcoming project with possession in 2030? That's a huge commitment. Are there any other projects in that range with a better reputation or closer possession date? I'm also a first-time buyer and this wait period makes me super nervous. Total units 96, so not a very large community either, which might affect maintenance funds later.
Yes, I also feel 2030 is too long. The Pune real estate market is dynamic. What looks good now might be outdated or overpriced by then. Plus, inflation will eat into the value. I'd rather pay a little more for something nearing completion now.
Good point about the unit count and maintenance funds. Smaller societies can struggle with funds for high-end amenities. Regarding other projects, there are a few around Anand Nagar in a similar budget, but usually without the full suite of 'luxury' amenities. Have you checked out any projects by newer, smaller builders? Sometimes they focus more on quality to build a reputation.
Bhai, NK Realty ka track record mixed hai. My cousin bought in their previous project near Sinhagad Road, and after two years, the cracks started appearing. Plus, the swimming pool they promised? It's almost always closed for 'maintenance' ya phir ganda rehta hai. We paid extra for those amenities, and now it feels like a waste. Check their RERA history for past projects, see if there are any complaints about delays or quality. Chintamani Samriddhi is upcoming, possession 2030, so a long wait.
Yaar, ye toh standard problem hai. Builders dikhate kuch hain, dete kuch aur. My friend in Amanora Park Town faced similar issues with his club house. Just for show.
Thanks for the heads-up. 2030 is too far, and with an upcoming project, delays are almost guaranteed. RERA number P52100080760 is good, but doesn't guarantee quality after possession. I'm looking for something ready or closer to possession, maybe around Akurdi, even if it's a bit more expensive.
Oh no, that's exactly what I'm worried about. Sinhagad Road pe bhi same issue? What about the maintenance charges? Do they keep increasing disproportionately for these unused amenities? What was the initial per sq ft rate for your cousin's flat, if you recall?
