Bhandari Associates in Bhosale Nagar gave me a final quote for a 2BHK that felt way off. I work in real estate, but even I'm surprised by these last-minute charges. The super area vs carpet area difference is massive, pushing the 'all-in' price past ₹1.1Cr, much higher than initial estimates. Plus, they added random PLC for a lower floor. It feels like a bait-and-switch. Has anyone else faced this with Bhandari or other Pune builders? How did you push back on these hidden costs and the inflated super area?

Bhai, this is not just Bhandari. I had a similar shocker with another builder in Ambegaon Budruk for a 3BHK. They quoted me ₹95L initially, all-inclusive. But when it came to booking, they added 'floor rise', 'view advantage', 'clubhouse membership', 'transformer charges' – sab kuch! My 'all-in' went past ₹1.15Cr. When I asked about the super area calculation, they just gave some vague RERA guidelines. It felt like they intentionally hide these things until you're emotionally invested. I almost backed out.
Oh man, that's even worse than the original post! ₹95L to ₹1.15Cr is a massive jump. Did you end up going ahead with that builder or did you find something else? This 'transformer charges' thing is a new one for me, what even is that?
Yaar, totally relate! Bhandari Associates ka naam sunke hi darr lagta hai ab. Mera ek friend Amanora Park Town mein dekh raha tha, same problem wahan bhi. They show one price, and then final offer mein itna hidden cost daal dete hain ki budget hil jaata hai. This super area gyaan is the worst. Lagta hai sab builders ki yahi strategy hai ab.
My agent warned me about this. He said always ask for a detailed breakup with carpet area mentioned clearly in the initial quote itself, not just super area. Builders love to play with numbers. In Akurdi, I saw a project where they quoted a very low per sqft rate but the super area was almost 40% more than carpet!
Totally! Sab ek jaise hi hain. Last minute surprise costs are the worst.
