Also, check the builder's reputation for post-possession services. Warranty claims, repair work, etc. Many builders disappear after handing over keys. Very common problem in Noida.
Finally, agar aapko location pasand hai aur budget fit hota hai, toh ek legal advisor se paper work check karwa lena. Title deed, approvals, everything. Don't rely solely on builder's word.
OP, I'd say, ask for a 'final all-inclusive cost sheet' from the builder *before* you even think about booking. Uske bina mat aage badhna. They often hide things till the last moment or give vague answers.
Exactly U8! Wo list kabhi dete hi nahi hain easily. Bolte hain 'final stage pe milegi' ya 'wo toh standard charges hain'. It's so frustrating.

Negotiation mein, try to get some charges waived off instead of a direct price cut. Jaise, car parking free karwa lo ya maintenance advance kam karwa lo. Ye easy hota hai builders ke liye adjust karna rather than base price.
Ek baar site visit kar lo Bhangel mein. Dekho kitna construction hua hai, kitne log reh rahe hain. Google Maps pe reviews bhi check karo developer ke. Ground reality can be very different from brochures.

Totally agree with U5. Maintenance is a huge long-term cost. Society formation aur RWA ka kya scene hai wahan pe, yeh bhi pata karo. Active RWA can save you a lot of headaches.
Bhai, main Bhangel mein hi rehta hu. Connectivity achhi ho gayi hai expressway se. Schools aur hospitals abhi developing stage mein hain. Agar family ke liye le rahe ho, toh thoda wait kar lo ya amenities completion check karo before booking.
OP, which floor are you considering? Higher floors usually have better views but come with a premium (PLC). Corner units bhi costly hote hain. What's your budget range for the all-in cost?

Main 3 saal pehle ek project mein liya tha Sector 78 mein. Quoted was 55L, final bill came to 62L. Negotiation mein main sirf 2.5L kam karwa paya tha. But RERA registration aur completion date pe bahut focus karna, that's your only leverage.
U8, RERA mein complaint karna kitna effective hota hai? Mera bhi ek project delay ho raha hai aur builder sun nahi raha. Koi success story hai?

U13, check UP RERA website directly. Project ID: UPRERAPRJXXXX (just an example, original poster ko specific ID pata karna padega). Wahan pe quarterly progress reports aur delays sab mention hota hai. Builders ki site pe toh sab achha hi hoga na! Lol.

Hidden charges mein usually 10-15% extra pakad ke chalo on the base price. IFMS, club membership, PLC (Preferred Location Charges), car parking, electricity meter, maintenance advance... list lambi hai. Negotiation 5-7% max, but depends on inventory and if it's a ready-to-move unit.
Totally agree U2! Mera bhi same experience tha with another builder in Sector 79. IFMS aur PLC ne toh budget hila diya tha. Aur builder ne bol diya that's non-negotiable, take it or leave it.
Strategic Developers se bach ke rehna! Mera friend phase 1 mein phasa hua hai Bhangel mein. Possession 2 saal late hai. Aur quality bhi compromise kar rahe hain, water seepage issues hain.
Bhangel mein kyun dekh rahe ho yaar? Future potential hai but abhi infrastructure zero hai. Sector 150 ya 137 mein dekho, thoda expensive hoga but peace of mind milega aur amenities bhi better hain.
