₹56 lakh for Bhartiya Garden Estate sounds good, par iska actual ROI kitna hoga? I'm so fed up of renting, but under-construction projects scare me. Bhartiya ka track record kaisa hai? Will it appreciate fast enough, ya rental yield bhi kam rahegi? Not sure if it's worth the risk for investors.

Honestly, Bhartiya is a reputed builder. My cousin booked a flat with them near Akshayanagar a few years back and got possession almost on time. Thoda delay hua tha but quality was good. ₹56L for an upcoming project in a good location sounds decent for a first-time buyer.
U4, woh Bhartiya City Nikoo Homes Phase 2 tha. Garden Estate thoda alag concept hai, more focused on green spaces I think. But overall, unki construction quality aur amenities kaafi achhi hoti hain. Just make sure to check all documents thoroughly, especially the RERA details for this project: PRM/KA/RERA/1251/472/PR/260825/008038.

Yaar, I'm also eyeing this project but the 2030 possession date is making me super anxious. It's too far! Bhartiya ka track record for timely delivery kaisa hai? Mera budget bhi tight hai, late hone se EMI aur rent dono ka bojh padega.
