Bhoo Aabharana investment upside feels limited
Did a site visit to Bhoo Aabharana last weekend, the project looks decent, but not sure about it as an investment. Currently I'm in a 2BHK and thinking of upgrading to a 3BHK for better ROI. The price band for Bhoo Aabharana is ₹79.29 L–₹1.28 Cr, which feels a bit high for an under-construction project. Kya lagta hai, is the capital appreciation potential really there, ya already priced in hai? Builder ka delivery track record kaisa hai, will they finish on time? I'm worried about delays affecting rental yield later. Also, resale market mein kitni liquidity hai for such projects in Bengaluru? Is it easy to find a buyer if I need to exit in 5-7 years? Already have a home loan, so har cheez consider karni padegi. Any experiences ya advice on this project ya similar ones?

I visited Bhoo Aabharana last month. The amenities are decent, and the layout looks practical. But the OP's point about investment potential is valid. Bangalore market mein ab har project over-priced lagta hai. Is it still a good time to enter the market for a 3BHK upgrade, or should we wait
Yaar, I saw Bhoo Aabharana too. Looks good on paper but the pricing for an under-construction project in that area seems a bit steep. ₹79L for a 2BHK base? My friend bought in Akshayanagar for less last year, and that was almost ready. Is the appreciation really going to justify this initial cost, ya bas hype hai?

Totally agree with you! I booked a flat in Adigara Kallahalli two years back, thinking it was a steal. Builder ne itna delay kiya hai, ab tak possession nahi mila. Mera rental yield toh zero hai, upar se EMI jaa rahi hai. Bhoo Aabharana ka possession date 2026-04-01 dikha raha hai RERA pe (PRM/KA/RERA/1251/446/PR/140923/006261). But under-construction mein itna wait, aur phir price bhi itna high... it's a huge risk. Builder ka track record check karna bahut zaroori hai, warna phas jaoge.
