Bhoo Aabharana: Meri ROI expectations, reality check?
Is Bhoo Aabharana's capital appreciation potential actually overrated, ya phir I'm missing something? I just moved in last month, and honestly, rental yields are not hitting what they projected. Lagta hai yahaan investor ratio kaafi high hai, end-users kam hain. Resale mein kaun lega itne units? Change my mind.

To be fair, Bhoo Aabharana is a decent builder, but their past projects also had a high investor ratio. For 116 units, if even 60% are investors, that's a lot of units competing for tenants post-possession. Capital appreciation might happen, but rental yields will definitely be under pressure. Don't rely on projections, look at actual market data for similar sized projects nearby after possession. It's a long game.
Many new projects, especially post-COVID, are seeing a lot of investor interest due to low interest rates initially. But now with rates going up, and so many similar units coming up, the rental market is saturated. It's tough for first-time buyers to differentiate between genuine end-user demand and speculative investment bubbles. My personal advice: check the local amenities, schools, hospitals. If those aren't great, rentals will struggle.
U9 makes a lot of sense. I'm also a first-time buyer and very confused. Should I wait for the market to cool down or just jump in? I'm worried about missing out, but also about overpaying.
This is so true! I saw a similar trend near Aishwarya Crystal Layout. New apartments are everywhere but the infrastructure hasn't caught up. Who wants to pay high rent for bad roads and no proper shops?
I heard about Bhoo Aabharana from a friend. They were saying it's more of an investment product rather than a place for end-users. The price point, starting at 79 lakhs, is pushing it for many first-time buyers like me. I'm looking for something around Aavalahalli or Adigara Kallahalli, where I can actually afford a 2BHK.
Bhai, this project is still ONGOING, possession date is 2026-04-01. Aap abhi se rental yields kaise expect kar rahe ho? The RERA ID is PRM/KA/RERA/1251/446/PR/140923/006261. Usually, capital appreciation kicks in closer to possession and rental yields stabilize after a year or two. Thoda patience rakho.
U5, you're right. That's a critical detail. If it's ongoing till 2026, then rental yield calculations are premature. The initial post might be talking about a different project or perhaps an older phase, but the RERA ID is for the current one.
Good point, U4. Maybe the original poster meant they invested last month, not moved in? That would make more sense. My agent told me the current price range is ₹79 L – ₹1.3 Cr, which feels a bit high for an under-construction project in that area.
Wait, the original post said 'just moved in last month'. Is this a typo or is there some confusion? If it's ongoing, how can someone move in?
Totally agree with this post! I was also looking at Bhoo Aabharana and the agent was really pushing the 'guaranteed appreciation' angle. But jab actual numbers dekhe, especially for rentals, it didn't add up. Lagta hai sab investor hi hain, end-users ke liye itna attractive nahi hai. My friend bought in Akshayanagar a few years back and got much better returns.
Haan, Akshayanagar mein toh abhi bhi thik hai, par Bhoo Aabharana ka location thoda out-of-the-way lagta hai for daily commute. Maybe that's why rental demand isn't high? Plus, 116 units are quite a lot for one project.
Exactly! Agent ne mujhe bhi vahi bola tha. I'm a first-time buyer and so confused. Should I even consider it or look elsewhere? I'm worried about being stuck with a property that doesn't appreciate.
