And those swanky clubhouses... do they genuinely attract premium tenants and higher rents, or just hike up the monthly charges without much ROI? ₹2.9 Cr – ₹3.7 Cr is too much for Mohali. For that price, you can get a decent 3BHK in Badshahpur or even some parts of Basai in Gurugram, which have better appreciation potential. Mohali rentals are not that great.
Possession is indeed 2025-07-01. 'COMPLETED' means construction is done, but legal formalities and OC/CC take time. Same story everywhere.

Construction quality is decent, not extraordinary. No major cracks in my unit yet after a year, but bathroom fittings feel a bit flimsy. Had to replace a tap myself. For the price, I expected better.
