Big Block South City 2 ka real capital appreciation kitna hai? Just moved into Big Block South City 2 last month. Investment ke liye liya tha, but ab thoda unsure hoon ROI ko lekar. Price toh ₹2.93 Cr se ₹3.66 Cr tak gaya hai, but kya yeh real appreciation hai ya just market hype? Rental yield bhi meri expectations se kam lag rahi hai. Iska resale market kitna active hai? Matlab, agar 5 saal baad exit karna pada, toh kitni liquidity milegi? Community ka kya view hai is project par for long-term hold?

Okay, so let's assume the OP is in South City 2, maybe not *their* Big Block unit yet. The 4-unit aspect is a definite concern for liquidity and resale. But South City 2 overall is a very prime and established location. Long-term, say 7-10 years, it might still give decent returns, but 5 years could be a squeeze. Maybe hold longer if possible?
Toh OP, what's your plan now? Will you try to sell or hold on for longer?
Coming back to the possession point, as U1 mentioned, Big Block South City 2 is indeed slated for July 2025 possession. So, if you've 'moved in', you might be in some other property or possibly a rental. This confusion itself can affect your perception of appreciation. The price range you quoted might be the current builder asking price, which isn't necessarily 'real' appreciation until possession and actual sales happen. Current Gurugram market mein high-end luxury ki demand stable hai but not skyrocketing like before.
RERA website pe project ka registration number daal ke check kar sakte ho. Ya kisi reliable property lawyer se consult karo for due diligence.
This is crucial info. How can one verify these official possession dates from RERA? I'm also looking at a project and builder promises are often different from what's on paper.
My experience with a similar boutique project near Airport Road was disastrous for liquidity. It looked premium, but with only 6 units, finding a buyer was a nightmare when I wanted to exit after 4 years. End mein loss pe hi bechna pada. Aapko rental yield kitna expected tha is investment pe, given the high ticket size?
Exactly what U7 said. Rental yield in this segment is always low. People buy these for capital appreciation, not cash flow. But for that, you need a healthy resale market, which 4 units won't provide.
Haan, itna high ticket size hai, ₹2.9 Cr se ₹3.7 Cr. Rental yield toh hardly 2-3% hi milega. Usse zyada ki expectation rakhna unrealistic hai for luxury properties in Gurugram.

Bhai, this is super confusing. Big Block South City 2 ka official possession date toh July 2025 hai as per RERA records. Aap last month kaise move in ho gaye? Are you sure it's the exact same project? Sometimes builders use similar names to confuse. Exactly! I had a similar scare with a project near Badshahpur. Builder bola tha ready-to-move, but RERA pe 2 saal baad ka possession tha. Later pata chala woh different phase tha. OP, double check your documents and the RERA website.
