Honestly, I'm at my wit's end trying to figure out Delhi real estate from Dubai. I'm eyeing a 3BHK in Vasant Kunj, maybe ₹3Cr ke aas paas. Builders like Godrej Properties and DLF look great on paper, but I'm seriously worried about on-time delivery. Yaar, if I can't be there, construction quality aur customer support kaise verify karun? Has anyone actually dealt with their post-booking teams? Do they even respond? Not sure if their premium is worth the hassle.

Market conditions in Delhi are quite tricky right now. Inventory is high, but prices aren't really correcting much in prime areas like Vasant Kunj. Builders are holding on. Maybe wait a bit? Or look into ready-to-move options only, even if they're a bit pricier. At least you see what you get.
Vasant Kunj is a prime location, no doubt. But for ₹3Cr, you need to be super careful. DLF has some good projects but their older ones had maintenance issues. My uncle bought a flat in a reputed builder's project near Anand Niketan, and the quality of fittings was surprisingly bad for the price he paid. He had to replace all the bathroom fixtures within a year. Don't just go by brand name, check their past projects physically if possible, or hire a local consultant to do it for you. This remote buying is always risky.
Third-party inspection sounds like a smart move. Better safe than sorry, especially from abroad.
Haan, it's true. My friend got a pre-possession inspection done by a third-party agency for his flat in Gurugram. It cost him extra, but they found so many defects the builder had to fix. Maybe that's an option for the original poster? For ₹3 Cr, a small expense like that is totally worth it.
Consultant is a good idea. But trust kaun kare? Even they can be biased, right?
Bhai, you're not alone. NRI buyers face this a lot. Godrej ka project Dwarka mein hai, suna hai delays wahan bhi hain. ₹3 Cr Vasant Kunj ke liye for a 3BHK, seems okay, but delivery is the real headache. My friend booked in Ansal Villas, same story, builder ne dates badha di.
Yaar, ye customer support toh sabka issue hai. Ek baar payment ho gayi, then you're on your own. I heard about some RERA cases where buyers got compensation for delays, but that process is also super long and painful. Are you looking at ready-to-move or under construction?
Totally agree! My cousin booked with a big name in Alaknanda, 2 years late already. They just don't care after you pay.
