Visited Birla Arika last week. My kids were excited by the brochure's play area, but the actual one felt small, not very safe. My wife also raised concerns about water supply reliability there. Is tanker dependency a real issue for families? We need a safe space for the children, and consistent water. What's the ground reality?

It's a tough call. Birla Arika ki location Airport Road se connect hoti hai, which is good. But these issues are concerning. Maybe they'll improve by 2031? But can we really take that chance with such a huge amount? What are the alternatives in this budget range with better amenities?
Play area safety ka issue hai toh serious hai. Kids ke liye compromise nahi kar sakte. Kya kisi ne detailed pics dekhi hain uski?
Builder log aksar brochure mein 3D renders dikhate hain jo actual site se bahut alag hote hain. Especially amenities like play areas ya clubhouses. They show grand visions but deliver minimal. Hamesha site visit karke, har choti cheez ko check karna chahiye, especially jab itna lamba possession date ho.
Maine dekhi hain pictures, aur site visit bhi kiya. It's not just small, the equipment looked flimsy. My daughter would get bored in 5 minutes. For that price, I expect a proper, well-maintained, large play zone, not just a token space.
Sahi kaha, mere ek dost ne Baharampur Naya mein ek project liya tha, unko bhi brochure mein sab kuch green dikhaya, but water pressure zero aur tanker dependency bahut zyada thi. Birla Arika ka RERA number GGM/914/646/2025/17 hai, toh at least registered hai. But 2031 tak kya kya badlega, kaun jaane. Has anyone actually spoken to current residents near the site? Kya water ki problem wahan generally rehti hai?

Yeah, that's true. Gurugram ka real estate market abhi thoda slow hai high-end properties ke liye, toh builders pe pressure hai deliver karne ka. But Birla ka naam toh bada hai, unse aisi expectation nahi thi. Maybe they're cutting corners. We need to check their previous projects' water management system.
Uss area mein generally borewell ka issue hai. Nearby societies mein bhi tanker mangana padta hai regularly, especially summers mein. But for a project like Birla Arika, with 322 units, unko proper solution dena chahiye.
2031 possession date hai bhai, abhi se itni problems toh aage kya hoga? Builders ki marketing brochure aur actual site mein zameen asmaan ka farak hota hai.
Yaar, I totally get what you're saying. We also checked out Birla Arika, and the kids' play area felt like an afterthought, not a proper amenity for a project in the ₹12.3 Cr – ₹16.4 Cr range. Water supply ki problem toh Gurugram mein common hai, but for this price, you expect better. It's a huge investment, can't take chances.
