posted on 9 MayBirla Arika quality: investor's resale concern?
Just got possession of my Birla Arika flat last month, and I'm already seeing small cracks near windows. Honestly, construction quality feels a bit off. Some fittings bhi loose hain. As an investor, I'm worried about resale value and future maintenance costs. Are these initial issues normal, ya this affects tenant attraction? Maintenance charges toh high hain, but service quality utni nahi lag rahi. What's your experience?

Okay, so it seems there's a misunderstanding about the project name, or maybe the original poster bought into a different Birla project? Because Birla Arika is indeed upcoming. But assuming *any* project has these issues, it's a huge red flag. For first-time buyers like us, it's a massive investment. My biggest fear is hidden costs and poor build quality leading to constant repairs. What exact project are you referring to, OP, if not the Arika that's due in 2031?
Itna confusion hai market mein, as a first-time buyer toh darr hi lagta hai. Kahan invest karein, kya sahi hai, kya galat.
Haan, yeh toh sahi baat hai. But agar Birla Arika nahi hai, toh kaunsa Birla project hai Gurugram mein jismein abhi possession mil raha hai? Ya koi aur builder hai? Builders ke naam se toh bahut farak padta hai quality mein.
Bhai, before booking, always check the builder's past projects. Go visit them, talk to residents. Don't just go by fancy brochures. Yeh 'small cracks' wali problem toh bahut common hai, but for a premium project like Birla Arika (if it's the right one), it's unacceptable. Get a third-party inspection done if possible.
This is a big concern, especially for Gurugram's current market. Prices are already so high, and if the quality isn't there, resale will be tough. People are becoming very aware of construction quality. For a property in the ₹12-16 Cr range (assuming we are talking about Arika), buyers expect perfection. Maintenance costs in these high-end societies are no joke either. It's not just about getting a tenant, it's about getting a *good* tenant who will stay.
Totally agree! Gurugram mein toh har cheez ka price inflated hai, quality bhi ab compromise ho rahi hai. It's frustrating for us budget-conscious buyers.
Quality issues are a nightmare, man. Mera ek friend ne Badshahpur mein ek project liya tha, same story. Initial fittings loose, water seepage issues after 6 months. Investors ke liye toh double whammy hai – tenant bhi bhaag jaayega aur maintenance ka kharcha alag se. Builders promise a lot, deliver little.
Birla Arika ka possession? Bhai, uska toh delivery date 2031 hai. Aap kaunse project ki baat kar rahe ho? Mera toh budget bhi itna nahi ki 12-16 Cr mein sochu bhi, but quality issues sunke darr lagta hai.
Exactly! I just checked Propmyna's project details. Birla Arika (RERA: GGM/914/646/2025/17) is showing as 'UPCOMING' with possession scheduled for Dec 2031. Price range is ₹12.3 Cr – ₹16.4 Cr. So, either you're talking about a different project, or there's some serious confusion. Cracks in a flat that's not even built yet sounds impossible.
Haan yaar, I heard similar things about other Birla projects in Gurugram, especially near Airport Road. Quality issues toh common hain aajkal, even with big builders. Resale value ka darr toh lagta hai, kaun lega itni high maintenance wali property?
