Birla Arika: What they don't disclose about possession
Birla Arika – I'm looking at this project for investment, but yaar, RERA possession date seems fishy. Brochure mein March 2028 likha hai, but RERA site pe 2029 end tak dikha raha hai. I work in real estate, so I know builders often play games. Is this already a sign of delay, affecting capital appreciation? Kya real mein on-time delivery expect kar sakte hain? Aur OC ka kya scene hai? Investors ke liye ye under-construction risk bahut high lag raha hai. Anyone else faced this with Birla or this project specifically?

Yaar, OC ka scene toh aur bhi complex hota hai. Agar possession late ho raha hai, toh OC milne mein bhi time lagta hai. Without OC, you can't even move in properly, leave alone resell. Is it even safe to invest in
Bhai, you're absolutely right to be suspicious. Birla Arika ka toh RERA registration number GGM/914/646/2025/17 hai. Usko check karo, actual possession date 2031-12-01 dikha raha hai. Brochure aur RERA mein itna bada gap, that's a huge red flag for any first-time buyer like me. Mera toh budget tight hai, aise delays afford nahi kar sakte.
2031? OMG! That's like 7 years away from now. My loan eligibility will change by then. Kya matlab hai ye sab? So much for investment!
Totally agree! Ye builders ka toh common tactic hai. Mera ek friend ne Badshahpur mein ek project liya tha, unhone bhi brochure mein kuch aur dikhaya aur RERA mein 2 saal baad ki date thi. Phir bhi 1 saal delay ho gaya. Birla se toh expected nahi tha, but lagta hai sab ek jaise hain, especially for such high-value projects. It just adds to the stress for us first-timers.
