Birla Navya Avik: The hidden resale challenges?
My investment plan for India has been on hold for months, and I'm really eyeing Birla Navya Avik Phase 2 in Gurgaon. I'm based in Dubai, so doing site inspections or managing stuff on the ground is impossible. This makes me super concerned about under-construction projects. What's Birla's actual delivery track record like for their other Gurgaon projects? Are they generally on schedule, or should I expect delays? For a property costing around ₹4.63 Cr, I need to understand the realistic rental yield. Also, how liquid is the resale market for Birla Navya? I don't want to get stuck later when I need to exit in 5-7 years. Any advice on managing this remotely, especially with legalities like power of attorney, would be huge. Just trying to get some ground truth before committing.

I'm also looking for my first home and the thought of remote management gives me jitters. What if there are construction issues or delays? Yeh toh bahut risky lag raha hai yaar.
Totally agree with you! Mera ek friend ne bhi aise hi remote invest kiya tha near Airport Road, Gurgaon, aur uske project mein do saal ka delay ho gaya. Builder ne bas bah
