Honestly, I'm a bit confused about this whole real estate thing in Mohali. Birla Navya Gurugram mein invest karne ka soch raha hoon, but not sure about its resale potential. Kya actual rental yield mil sakta hai wahan? Aur long-term capital appreciation ka kya scene hai? Koi experience share kar sakta hai?

Birla Navya Gurugram — I've been seriously looking at this project for investment. Price range, ₹2.19 Cr–₹4.99 Cr, seems quite high, honestly not sure if it's justified. Kya capital appreciation forecast sahi hai yahan? Builder ka track record kaisa hai Birla ka, especially on timely delivery? Under-construction risk kitna hai, I mean, will they actually deliver on time? Also, rental yield ka kya scene hai? What can one realistically expect per month? And resale market kitna liquid hai for these units? Don't want to get stuck later. Is the investor ratio too high, creating a ghost society risk? Any genuine advice or past experiences would be super helpful.
