Birla Navya possession delay: What next?
3 years late already and Birla Navya Avik Phase 2 ki possession ka koi thikana nahi hai. Humne toh socha tha kids have moved out, so we'd sell our big house and move into something manageable, you know, with a good society aur lift. But ye builder toh sunta hi nahi. Booking ke time they showed us a beautiful layout, promised amenities. Now it's just delays pe delays. Aur jo hidden charges ab bata rahe hain, OC aur PLC ke naam pe, it's like they're making up numbers. Meri pension bhi toh linked hai isme. Kisi aur ne bhi Birla Navya mein invest kiya hai? Aapke saath bhi aise issues hue hain kya? Kya karein ab, samajh nahi aa raha.

This is why I'm so hesitant to book anything. My brother booked in Aerocity and his project was delayed by 2 years. He had to pay both EMI and rent. It's a nightmare. For Birla Navya, at 4.6 Cr, the expectation for timely delivery is even higher. Have you tried forming a buyer's association to collectively approach them?

The '3 years late' probably refers to a date mentioned in your initial brochure or pre-RERA agreement. Did you get it in writing?
Haan, original commitment toh 2025-2026 ke aaspaas ka tha. That's why I'm so confused and frustrated. RERA ne 2030 kaise approve kar diya, I don't understand. Aur ab toh market conditions bhi itni volatile hain, interest rates upar jaa rahe hain. Kya pata tab tak kya hoga.

U8, you're right. Builders often use a 'marketing possession date' which is much earlier than the actual RERA date. It's a trap for first-time buyers like us. My agent also told me about this trick. Always go by the RERA date.
I'm also looking at properties in the ₹4-5 Cr range, and this Birla Navya Avik Phase 2 is definitely on the higher side. But if it's delayed till 2030, that's a huge problem. Is there any way to check their actual original promised possession date, not just the RERA one? Because 2030 is too far off for me.
Totally agree with the hidden charges part! Mere friend ne ek project mein invest kiya tha Airport Road side. Booking ke time bola kuch aur, possession ke time OC, PLC, power backup, maintenance advance, sab jodkar itna bill ban gaya ki he almost backed out. Builders ki yeh strategy ban gayi hai ab.
Legal recourse mein bohot time aur paisa lagta hai, U5. RERA mein complain kar sakte ho, but uska process bhi slow hai. Pehle toh agreement check karo, usme clearly likha hoga ki kya charges applicable hain. Most builders add clauses for 'statutory charges' which they then inflate.
Same pinch! I'm also facing this issue with another builder near Badshahpur. They said 4.5 Cr all-inclusive, but ab GST aur other charges mila ke it's almost 5 Cr. How do they justify these sudden increases? Is there any legal recourse?

Haan bhai, they always show a different date initially. Fir RERA registration ke time they push it further. Check their RERA number GGM/909/641/2025/12. Isme toh possession date 2030-04-01 dikha raha hai. Aapki booking kab ki thi?
Exactly! I thought Birla was safe. Mera bhi budget bahut tight hai aur agar aise hidden charges aane lage toh puri planning bigad jayegi. I'm also a first-time buyer, ab soch raha hoon rent pe hi reh lu.
