Look, some amenities ARE useful – a proper gym, maybe a small grocery store within the complex. But a massive clubhouse that sits half-empty most of the time? That's just a drain on your pockets for maintenance. For an investor, rental yield and appreciation matter more than a fancy pool.
Mera experience toh bahut kharab raha hai with another builder in Aavalahalli. They promised the moon, but delivered cracks, delayed possession by 3 years, and amenities are still incomplete. Don't just look at the brand name; check their past project delivery timelines and actual quality. Builders often cut corners after booking.
U9, the RERA filing says 2028-10-01. That's still a good 4 years away. Plenty of time for delays, especially with ongoing projects. Always factor in at least a year or two of buffer.

U6, I checked the RERA site (PRM/KA/RERA/1250/303/PR/300823/006200). The price range is ₹70 L – ₹2.9 Cr. So ₹1.2 Cr for a 2BHK is definitely on the higher side, probably for a larger unit or a specific floor. No specific discounts mentioned, usually it's builder-negotiated.
Price per sqft kya pad raha hai roughly? Any idea if they're offering any launch discounts for Phase I?
Sahi kaha. Around Akshayanagar, you can still find decent 2BHKs for much less, maybe without the ultra-luxury, but practical homes. Price seems inflated.

Yaar, but Birla is a big name. Amenities like a good clubhouse, gym, swimming pool, kids play area... they do add to the lifestyle, no? If it's for self-use, it might be worth it. But resale value, that's the big question.
Bhai, exactly my fear! Yeh amenities ka chakkar sirf marketing gimmick hai. Eventually, we pay for it in maintenance and it rarely justifies the premium price. Especially for first-time buyers like us, every penny counts.
