Since early this year I've been eyeing properties in Bengaluru for investment. Birla Trimaya Phase 3 looks good on paper, but I'm based in Dubai, so ground reality pata nahi. Everyone talks about Birla's brand value, but is the capital appreciation *actually* there for investors? Pre-launch vs current pricing mein kitna difference hai? And resale market mein liquidity kaisi hai? Will it be easy to exit in 5-7 years? Delivery track record bhi important hai. Change my mind, ya disagree? Batao why.

Dekho, Birla is a premium brand, they usually deliver quality. But for investment, it's about the numbers. The initial price range of ₹1.2 Cr – ₹3.4 Cr is steep. Are we sure the pre-launch buyers got a significant discount that justifies future appreciation for new buyers?
I bought a flat in another 'premium' project near Akshayanagar a few years ago, thinking brand value will save me. Aaj tak possession nahi mila, date pe date mil rahi hai. The builder kept increasing prices

Sahi baat hai. Aur ye 2030 ka possession date bhi bahut door lag raha hai. RERA number toh hai, PRM/KA/RERA/1250/303/PR/300125/007458, but delays are common. Kya koi bata sakta hai Birla ke previous projects ka delivery track record kaisa raha hai, especially around Aavalahalli?
Exactly! I'm seeing similar issues across Bengaluru. Sab bolte hain investment, but end mein phans jaate hain.
