Birla Trimaya possession dates are a mess
Birla Trimaya Phase I possession timeline ka kya chal raha hai? Brochure date toh lagta nahi milegi. Main industry mein hoon, but yeh delays aur hidden costs dekh ke dimaag kharab ho jaata hai. Actual buyers, kya experience raha aapka? Did you face similar issues with final project delivery?

It's a tough situation for all of us first-time buyers. While Birla is a reputed name, construction delays are sadly common in India. Always factor in at least a 6-12 month buffer from the RERA possession date. And always read the fine print about delay penalties. For Birla Trimaya Phase I, the RERA date is 2028-10-01, so any delay beyond that is where you might have legal recourse. But who wants that headache?
Is anyone concerned about the current market conditions affecting these projects further? With interest rates going up, will builders rush to finish or slow down more?
Exactly! Mera budget tight hai and any more delays or price hikes due to market conditions will kill my dream of owning a home.
Good point, U9. Bengaluru market mein already thoda slowdown dikh raha hai for new launches. Higher interest rates definitely affect buyer sentiment and also the builder's funding costs. Builders often slow down if sales are soft, or if their capital gets tied up. So yes, it's a valid concern, especially for a project with such a wide price range (₹70 L – ₹2.9 Cr) and 544 units to offload.
My friend booked a 2BHK there. He was promised possession by late 2027, which was a major factor for him choosing it over a project near Aavalahalli. Now he's hearing 2028 end, and he's totally stressed. He's paying EMI and rent both. This is the biggest fear for any first-time homebuyer. How do we trust these timelines?
I heard Phase I has 544 units. Is this number accurate? And has anyone actually tried reaching out to their customer service regarding these delays? My agent just keeps saying 'no updates yet'.
544 units and still this much confusion? Aur price range ₹70 L – ₹2.9 Cr hai, for this kind of uncertainty? Bohut zyada lag raha hai.
Yes, 544 units is correct. Customer service is a black hole. They just keep giving vague answers. I tried calling them last week for an update on the construction progress, but no concrete timeline. Just 'construction is ongoing'.
Totally agree with the OP! Birla ka naam sunke laga tha sab smooth hoga, but yeh delays aur communication gap bahut frustrating hai. Mera budget tight hai aur har extension matlab aur rent ka bojh. 2028-10-01 is already quite far, but ab lag raha hai yeh bhi guarantee nahi hai.
U3, brochure mein toh they always show an earlier date to attract buyers. RERA date (PRM/KA/RERA/1250/303/PR/300823/006200) is the official 'latest' they *can* deliver without penalty. Most builders use this as a buffer. So, yes, it was probably earlier.
So, the brochure date was different from the RERA one (2028-10-01)? Was it earlier initially?
Sahi keh rahe ho bhai. Main bhi ek aur project dekh raha tha Akshayanagar mein, wahan bhi builder ne initial commitment se 1.5 saal late kar diya. Birla se toh yeh expect nahi kiya tha. Industry mein rehke bhi agar yeh log aise karte hain toh hum jaise first-time buyers ka kya hoga?
