Budget finalised, loan pre-approved – ab Block B mein confused hoon. Prices seem high, par kya real resident life mein hidden costs bahut hain? I know builders ka game, but yahan ka actual ROI kya lagta hai long-term mein?

Has anyone actually gotten a clear breakdown of the 'other charges' apart from stamp duty and registration? I heard about some 'IFMS' and 'corpus fund' that are pretty hefty. Kya ye sab negotiable hota hai ya fixed rate pe lagte hain?

Yaar, ye hidden costs ka game bahut purana hai. Mera ek dost Alpha I Greater Noida mein flat leke phasa tha, builder ne possession ke time itne extra charges maange ki uski EMI se zyada toh one-time cost aa gayi. Block B ka builder bhi kuch khaas reputed nahi hai for transparency. ROI ka toh pata nahi, pehle asli cost pata chal jaaye.
Totally agree! I was also looking at Block B and got cold feet. Lagta hai they're just banking on the location hype. Mera budget toh hil gaya sunke.

Exactly! Meri friend ne bhi check kiya tha Block B, they said maintenance charges are also ridiculously high per sqft. Plus, the amenities they show in brochures are often not fully functional even after possession. It's a common trap.
Bhai, Block B ka pricing toh sky-high lag raha hai. Maine bhi dekha tha, quoted price mein toh amenities ka naam hi nahi lete. Extra charges for everything, parking se leke club membership tak. Be very careful.
