Block GH 8 new builds are overpriced
Visited Block GH 8 last weekend, BMB Developers ka project dekha. Honestly, new construction mein prices itne inflated hain, especially with PLC and floor rise charges. Matlab, 1.8 Cr for a 3BHK, itna premium for a new build? I work in real estate, but buying for myself, I'm thinking, is this new construction premium really worth it for an investor? Kya fayda jab resale mein Dwarka ya Vasant Kunj mein same configuration thoda under-valued milta hai? I'm leaning towards secondary market deals now. Builders don't tell you this, but sometimes older properties in prime areas give better ROI. Are there any specific price correction zones in New Delhi right now jahan genuine value mil sakti hai? Or is everyone just waiting for Metro Phase IV to complete? Not sure if it's better to hold off ya abi jump karun.
