posted on 18 MayBloomsberry visit: Construction quality concerns
After 35 years, kids moved out, selling our big house. Visited Goyal Orchid Bloomsberry; saw some minor cracks. Maintenance charges seemed high. Is this common for new projects? Just want something manageable, not endless repairs. What's construction quality really like after a year or two? Worried about hidden costs.

So, what did you decide after all this, OP? Did you look at anything else or are you still considering Bloomsberry?
U7 makes a good point. It's crucial to differentiate. For any new project, especially with 417 units like Bloomsberry, some minor plaster cracks might be common due to settling or temperature changes during construction. But if they look structural, that's a serious concern. I'd suggest getting a third-party inspection done if you're serious about the property. High maintenance charges are also becoming standard, unfortunately, but you need to see what amenities they cover and if it aligns with what you need, not just what's offered.
Original poster, could you elaborate on the cracks you saw? Were they superficial plaster cracks or deeper, structural ones? That makes a huge difference. Also, did you check out any other projects in the Adigara Kallahalli area? Sometimes comparing helps put things in perspective.
U3, don't just go by the name, bhai! I booked a flat in Aavalahalli two years ago with a supposedly 'reputed' builder. Everything looked fine during construction and even at possession. But after a year, the paint started peeling, and there were leakages from the bathroom. RERA (PRM/KA/RERA/1251/446/PR/200923/006278 for Bloomsberry, by the way) is there, but post-possession quality issues are tough to resolve unless it's structural. Has anyone actually used RERA effectively for quality issues post-possession?
U4, your experience is so relatable! The hidden costs and maintenance charges are a nightmare. I remember paying 'extra' for amenities that never fully materialized in my current rented flat's building. The original poster mentioned high maintenance charges for Bloomsberry; this is a huge red flag. With the Bengaluru market already so hot, builders often cut corners, and we end up paying for their shortcuts with endless repairs later. My friend bought in Akshayanagar and faced similar issues.
U4, you're right. RERA is helpful, but mostly for delays. For quality, it's a long battle. You really need to check the builder's track record for projects delivered 2-3 years ago. Don't just rely on the current site visit.
Yaar, I totally get your concern! We also visited Bloomsberry last month and saw a few minor cracks on a wall in one of the sample flats. For a project that's still ongoing and the price range starting at ₹1.1 Cr, it felt a bit much. Is it really worth paying so much for a project that's not even ready and already showing cracks?
Hmm, I saw the cracks too, but aren't those common in construction sites during early stages? Goyal Orchid ka naam toh accha hai na? Maybe it's just early stage issues that will be fixed?
Absolutely, U1! My thoughts exactly. Paying 1.1 Cr+ for a flat with possession not until 2028-03-01 and seeing cracks already? It's a huge red flag for first-time buyers like us.
