Bowenpally prices are over-the-top for an old area

Visited a couple of 2BHKs in Bowenpally last Sunday, budget around ₹85L. Honestly, prices seem a bit high for an older area, ya? Saw one flat, decent condition, but owner quoted ₹90L for 1100 sqft. Traffic was okay on Sunday, but weekday ka kya scene hai? My parents keep saying established areas are safer, but is it worth paying a premium? Plus, water supply ka bhi tension hai kya udhar? What's daily life like there?
