BPTP Amstoria Verti Greens' ROI is probably overhyped

Done with paying rent, this time I'm serious about buying for investment. I've been looking at BPTP Amstoria Verti Greens, the ongoing project in Gurgaon. Builder ka track record kaisa hai for timely delivery, especially with ongoing projects? I'm really worried about under-construction delays affecting my ROI plans. Also, what's the actual rental yield expectation in that area for a 3BHK? Builders toh kuch bhi bol dete hain, I need ground reality. Iska capital appreciation potential kitna lagta hai over the next 5-7 years? I'm hoping for good resale value, but not sure if the market for these premium projects is liquid enough. Any real experiences, especially from investors already there? Is it a solid bet ya kuch aur dekhun?
