Spent Sunday checking Sector 85. BPTP under-construction 2BHK mein hidden charges bahut. Kids moved out, low maintenance chahiye. Resale funds se EMI mushkil. Ready-to-move better hai kya?

Honestly, both have their pros and cons. If you're okay with potential delays and can handle a bit of uncertainty, under-construction can be cheaper in the long run if the project appreciates. But if peace of mind, immediate possession, and fixed costs are priorities, then ready-to-move is better, even with the premium. For someone with resale funds, ready-to-move is less risky for sure. Have you checked out any good ready-to-move options in Sector 85 or nearby, like Sector 81?
Low maintenance is key for sure! That's why I'm also struggling between new projects
Yes, I'm exploring a few in Sector 81. But the prices are pushing my budget limits, and the low maintenance aspect is still a big concern. Older ready-to-move units might have higher recurring costs.
But ready-to-move mein option kam milte hain aur rate bhi current market ke hisaab se bahut high chal rahe hain Faridabad mein. Especially for 2BHKs, inventory is quite low. Under-construction ka ek advantage toh hai ki thoda time mil jaata hai funds arrange karne ke liye.
True, options are limited. Especially in good locations like Sector 35 or 85.
Sahi kaha, BPTP Sector 85 mein maine bhi dekha tha. Unka payment plan itna opaque tha, samajh hi nahi aaya. Plus, possession dates ka record bhi kuch khaas nahi hai inka past projects mein. Resale funds se EMI manage karna, especially for first-time buyers, is a huge challenge. Ready-to-move agar budget mein mil jaaye toh why not?
Hidden charges are a real menace. I was looking at a project in Sector 85 too, not BPTP, but still, the final cost was almost 15% more than what they initially quoted due to various 'development charges' and 'IFMS'. For someone relying on resale funds and a tight EMI budget, this can completely derail the plan. Always ask for a 'total cost sheet' including all possible charges before even thinking of booking under-construction.
Exactly! My friend booked in Sector 35 with another builder, same story. Delays, then extra charges. Ready-to-move mein at least what you see is what you get, and no rent+EMI burden. But ready-to-move mein price premium hota hai na?
Totally relate! BPTP ki hidden charges sunke hi darr lagta hai. Under-construction mein toh delivery ka bhi tension rehta hai. Ready-to-move seems less stressful for sure.
