BPTP Spacio: My off-the-record investor questions
Loan pre-approved, considering BPTP Spacio. As a broker, I want off-the-record opinions. What's the actual rental yield? Is resale liquid enough for decent capital appreciation? Worried about investor ratio.

U13, it's not just BPTP, honestly. Many builders in Gurugram, once they hand over, the quality of maintenance drops. My friend in a different society near Baharampur Naya faces similar issues. You have to be prepared to follow up constantly. Makes life difficult for residents.

I've been tracking BPTP projects for a while. Spacio is completed, yes, but the rental yield is definitely not great. Maybe 2-3% if you're lucky. Resale liquidity depends on the market, but right now, it's a buyer's market in Gurgaon, especially for ready-to-move. You'll have to really negotiate to get a good price on resale.
Rental yield? Bhai, forget it. Agar 2% bhi mil jaaye toh khud ko lucky samjho. Most of my friends who bought in similar completed projects are struggling to even cover EMIs with rent. Capital appreciation is a gamble, especially with so many units (684 units in Spacio, right?). Too much supply in the market.

Totally agree. I was looking at Spacio too, but then saw the price range (₹1.3 Cr – ₹2.3 Cr) and thought, for that much, why not something with better connectivity? Plus, the RERA number 300 OF 2017 means it's been around for a while. Is it really 'completed' completed, or just on paper?
