After 30 years in our big family home, it's time to downsize. Kids have moved out, so don't need such a big place anymore. Selling our current property and looking at BPTP Visionnaire Homes Villas in Mohali. It’s completed, which is a plus. But I'm wondering, daily life ke liye yeh kaisa hai? Matlab, actual livability kaisi hai? Noise levels, air quality wagarah theek hain kya? Aur society ka vibe kaisa hai, friendly hai ya isolated? Amenities like gym, park – kitne usable hain in reality? My biggest concern is maintenance cost. Agent ne kuch bola but I'd like to know actual monthly charges from residents. EMI ke saath maintenance bhi manage karna hai. Any resident experience?

Mohali mein market conditions Gurugram jaisi fast-paced toh nahi hoti. Abhi overall market thoda stable hai, but prices are still high. Is range mein yeh villas worth it hain kya? Ya fir kuch time wait karna chahiye? Meri budget thodi tight hai aur yeh 4.3 Cr bhi stretch ho raha hai.
Completed project hona toh sabse bada plus point hai, especially in today's market. Possession ka tension nahi, delay ka darr nahi. Maine khud visit kiya tha Visionnaire Homes. Villas dekhne mein toh achhe hain, spacious lagte hain. Total 90 units hai, so it won't feel too crowded. Par price range sunke meri bhi phat gayi thi. 4.3 Cr minimum, that's a huge investment for a first-time buyer like me. Maintenance ka figure pata chal jaaye toh thoda idea lag jaayega ki afford kar paunga ya nahi.
90 units theek hai, zyada bada nahi. Par kya society active hai? Matlab, festivals ya gatherings hoti hain kya? Isolated feel nahi hona chahiye. First-time buyer hoon, thoda community feel chahiye hota hai.
Completed project achha hai, no doubt. But mere ek relative ne Basai mein ek 'completed' project liya tha, wahan bhi 2 saal tak construction defects aate rahe. So, completed ka matlab 100% perfect nahi hota. Actual residents hi bata sakte hain ki kya issues aa rahe hain. Noise levels, water pressure, power backup yeh sab check karna bahut zaroori hai.
U6, aapne visit kiya tha toh kya aapko maintenance charges ka rough idea laga wahan pe? Agent ne kuch bola hoga ya society office mein?
Mohali mein livability generally achhi hai, especially air quality. Kaafi green area hai compared to other cities. But society ka vibe depends karta hai. Maine ek aur project dekha tha near Airport Road, Gurgaon side, wahan amenities sirf show-off ke liye the, use koi nahi karta tha. Is BPTP project mein kids ke liye ya senior citizens ke liye kuch hai kya, jo actually functional ho? Noise levels bhi check karna, main road ke paas hai ya andar?
Agree with U3. Mohali ka general feel toh acha hai, but high-end projects mein maintenance ka bill itna aata hai ki monthly budget hil jaata hai. Mere ek friend ne Baharampur Naya mein ghar liya tha, wahan bhi amenities ke naam pe sirf charges the, service zero. Yahan bhi wahi scene na ho jaye.
Haan, functional amenities ka point bahut valid hai! Gym, park sirf dikhane ke liye na ho. Kya koi resident bata sakta hai gym ki condition kaisi hai, equipment purane toh nahi hai ya hamesha band rehta hai?
Maintenance cost ka tension toh sach mein bahut bada hai. EMI ke upar yeh extra burden samajh nahi aata kaise manage hoga. Agent toh bol dete hain kam hoga, but ground reality kuch aur hi hoti hai.
BPTP Visionnaire Homes? Bhai, inka track record toh mixed hi suna hai. Completed project hai, that's a huge relief, but 4.3 Cr se 9.4 Cr ki range, Mohali ke liye thoda high nahi lag raha? Aur maintenance ka toh darr sabko lagta hai. Builder ki reputation ke baare mein koi light daal sakta hai kya?
