Budget finalised, loan pre-approved — now stuck on Brahma City M Block. I work in real estate, so I know builders ka marketing jargon, but buying for myself is totally different. This project, around ₹3.95-4.25 Cr, looks good on paper. Par is it genuinely good for daily living? Jo log wahan rehte hain, what's the real experience? Neighbourhood mein schools, hospitals, aur daily markets kitne convenient hain? Main amenities ki quality aur usability pe confused hoon, are they actually useful ya just for show? Aur society ka vibe kaisa hai? Friendly community hai ya sab apne-apne mein rehte hain? Not sure if it's worth this price for end-use.

I think it depends on what you prioritize. If immediate possession and a relatively smaller community (74 units) are key, then it has its merits. But for the price point, especially if you compare with developing areas like Baliawas, you might find better value for money. It's a tough call for sure
Dekho, every project has some issues. But the fact that it's a completed project and possession was given on time in 2022 is a big plus. No RERA delays, that's rare these days. For someone who needs to move in quickly, it's a good option. What about the carpet area? Is it decent for the price?
Humne bhi dekha tha M Block. The builder was pushing it hard. They said possession was 2022-03-01, which is true. But the maintenance charges felt a bit steep for the services offered. Has anyone faced issues with the builder post-possession? Like structural problems or amenity upkeep?

Haan yaar, maintenance ka issue hai. Lift kabhi-kabhi अटक जाती है. Aur security guards bhi change hote rehte hain. My uncle lives in another Brahma City project near Baharampur Naya, unka experience better hai.
Exactly! I was looking at it too. On paper, amenities good hain, but location wise, connectivity ka issue lagta hai. Especially if you're commuting daily. Kya aas paas koi metro station ya major road ka access easy hai? Aur schools, hospitals ka kya scene hai?
Exactly my thoughts about the amenities! Just for show. Price is definitely too much now, given the current market conditions in Gurugram.
I visited a friend there. Society vibe was okay, not super active. Amenities looked good but swimming pool was mostly empty. For 4 Cr, I'd expect more. My budget is similar and I'm looking near Badshahpur, seems more promising for future growth.
Metro toh abhi door hai, but Airport Road se connectivity theek hai. Hospitals aur schools within 5-7 km hain, but quality ka pata nahi. What I know is, RERA number 274 hai aur 2022 mein possession mila tha. Total 74 units hain, so maybe less crowded?
