Okay, I'll be honest — I'm looking at 3BHKs on Golf Course Ext. and Dwarka Exp., thinking of upgrading. Builders like DLF, M3M, Godrej are everywhere. But does their premium actually guarantee better construction quality? I'm hearing about plaster cracks and finishing issues even with them. Does that brand name truly translate to better resale value 5 years down the line, or is it just hype?

Totally relate to this post! My cousin booked in a 'premium' project by a well-known builder near Airport Road, Gurgaon side, thinking he'd get top-notch quality
Yaar, exactly my thoughts! I'm eyeing a 3BHK on Golf Course Ext. too, and the brand names are throwing big numbers. But is it really worth paying that premium for, say, a DLF or M3M, when I hear of shoddy work even from them? My biggest worry is, will this 'brand value' actually hold up for resale after 5-7 years, or will it just be a depreciating asset because the base quality wasn't there? Kahi paisa doob na jaye.
Haan, but sometimes in a slow market, a known brand still gets more eyeballs and trust from buyers than a new or unknown builder. It's a psychological thing too. So it's not entirely useless.
Totally agree with what's being said! My uncle had a M3M apartment, thought resale would be a breeze. But minor cracks and plumbing issues meant he had to drop his asking price significantly. Quality speaks louder than brand sometimes.
U1, for resale, brand value helps initially but actual condition matters more. Gurugram market is very competitive now, so if your property has issues, even a big name won't save you from a lower offer. People are smarter now, they check everything.
