Bren Champions Gate delay — what's the recourse?
Was supposed to get possession of my 3BHK in Bren Champions Gate, Bettadasanapura, last October. We're now almost eight months past the RERA date, and still no OC. This isn't my first rodeo, but the sheer lack of transparency from Bren is shocking. My projected rental yield for the first year is completely shot, losing out on at least 2.5L in potential income already. Plus, I'm still paying EMI on the full amount, and they're just sitting on my money. From my experience, these kinds of delays impact your overall ROI significantly, especially when you factor in inflation and opportunity cost. It makes you question if going for under-construction in high-demand areas like Sarjapur Road is even worth it anymore, despite the initial price advantage. Not sure if it's just this project or a wider issue with UC properties in Bengaluru. Anyone else dealing with similar headaches with Bren or other builders? What did you do to push for completion or compensation?

My friend is stuck with a different builder in Adigara Kallahalli, same situation. EMI chal rahi hai, rent bhi de rahe hain. Is there any collective action we can take? Like a group of buyers? Has anyone tried approaching RERA as a collective for compensation?
Haan, collective action works better than individual. We did that for our project near Agrahara Layout. For your query about
Collective action sounds good but kitna effective hoga? Builders ke paas toh lawyers ki fauj hoti hai.
This transparency issue is a common problem. I know someone who booked in Bren Northern Lights, and their RERA date was supposed to be June 2023. Abhi tak kuch nahi hua hai. They've just been giving vague responses. RERA is there, but implementation seems so slow. What's the point of having a RERA date if builders can just ignore it without severe penalties? This affects so many first-time buyers who plan their finances meticulously.
So, is there any specific clause in the agreement we can use to push them? Or is it just legal notice ka drama? What did your friend do for Bren Northern Lights?
Exactly! RERA is more like a suggestion for some builders. I've been tracking project completion rates around the Sarjapur/ORR stretch, and delays of 6-12 months are almost standard now. With current interest rates and inflation, that 2.5L loss is just the tip of the iceberg. The market is already a bit soft for ready-to-move, so imagine the resale value of a delayed project. Buyers need to be extremely cautious in this Bengaluru market.
Yaar, this post hit home so hard. I'm also a first-time buyer and considering an under-construction project near Sarjapur Road, specifically in Aavalahalli. Builder delays are my biggest fear. Reading about Bren Champions Gate losing 2.5L in rental income is making me rethink everything. My agent keeps saying UC is the way to go for better appreciation, but what good is appreciation if you're bleeding money on EMIs and lost rent? It's a huge commitment for us, budget is tight. Is this the norm or just bad luck with Bren?
I faced similar issues with another builder in Akshayanagar. They kept pushing dates. Got possession 10 months late. The mental stress alone was not worth the initial 'discounted' price. Always factor in potential delays and their cost.
Totally agree, bhai. Same situation for me. Builder ke promises pe bharosa karna mushkil ho gaya hai.
