Bren Corporation buyers: Delivery status update chahiye.
My EMI has started but possession for my Bren Corporation flat in Binnypet Rajajinagar is still nowhere in sight. Builder agreement mein delivery date toh kuch aur thi, ab samajh nahi aa raha kya karein. Anyone faced this with Bren? Legal action worth it?

Bren ka track record kuch khaas nahi hai, I've heard similar stories before. Bengaluru real estate market mein abhi bhi thodi uncertainty hai, supply zyada hai aur demand utni nahi. Builders funds rotate karte rehte hain, ek project ka paisa dusre mein daalte hain. Isliye delays common ho gaye hain, especially post-pandemic. Be careful with what they promise.
Bhai, sympathy with you. Builders ka toh yahi tactic ho gaya hai. Aapke agreement mein penalty clause kya mention hai for delay? Aur kya builder ne koi official communication diya hai delay ke baare mein? Usually, they send a generic email citing 'unforeseen circumstances'.
Legal action worth it? Dekho, RERA mein complaint karna hi option hai. Meri toh suno, I booked a flat with another builder in Adigara Kallahalli, they delayed by 2 years. Builder ne bola 'market down hai, funds nahi hain'. Humne group banake RERA file kiya. It's a long process, but at least there's a body to hold them accountable. You might get compensation for the delay or at least a firm new date. Don't just sit and wait.
But RERA se sach mein kuch hota hai kya? Kitne cases mein buyer ko relief mila hai? Sunne mein aata hai ki builder log loopholes nikal lete hain.
Exactly! RERA portal pe jaake file karo. Warna builder aise hi ghumata rahega. Documentation strong rakho, agreement copy, payment receipts, communication emails sab ek jagah rakho. It really helps when you have all the proof. My cousin got relief for his flat in Aishwarya Crystal Layout after filing a RERA complaint.
Yaar, I was also looking at a Bren project near Agrahara Layout. This is so scary to hear. EMI chalu ho gayi aur ghar nahi mila, this is my biggest fear as a first-time buyer.

Totally relate! Meri toh Akshayanagar mein ek project mein RERA date bhi nikal gayi. Yeh Bren ka toh puraana game hai, they keep extending. I heard some folks from their Aavalahalli project also faced similar delays.
