₹1.5 crore for a 3BHK in Basaveshwara Nagar from Brigade Enterprises – is this the actual number ya kuch aur bhi hai? I'm based in Dubai, so site visits are tough. Builder ne construction-linked plan offer kiya hai, but I'm thinking lump sum down payment maybe better for a better deal? Matlab, is it smart for an investor to pay more upfront if it means lower total cost? Aur all-in cost ka kya scene hai? Property price ke alawa stamp duty, registration, PLC, parking – kitna extra expect karoon? Suna hai possession ke time pe bhi hidden charges aate hain. Kaise spot karoon woh sab without being there? What's the real total acquisition cost looking like for a project like this? Any advice on managing the purchase remotely and then rental? Power of attorney kaise work karta hai sahi se?

Aur woh 'all-in cost' wali baat toh pakka hai. Builder kabhi sidha number nahi batate. Mera ek friend ne Brigade ka project liya tha Whitefield mein, possession ke time pe maintenance, club house fees, utility connection charges sab milake 5-6 lakh extra lag gaye. Be very careful.
Totally agree, bhai. Basaveshwara Nagar mein 1.5 Cr for a 3BHK is high. Nearby areas like Agrahara Layout are still giving better deals around 1.2-1.3 Cr for similar size.
