Brigade Orchards: Is the investment story overblown?

Did a site visit to Brigade Orchards last week. Everyone glorifies its appreciation potential, but for a completed project, I'm honestly not seeing it. I work in real estate, but buying for myself is different; I see through the hype. What's the *actual* rental yield folks are getting there? Not the brochure numbers. At ₹85L-1.95Cr, the resale market feels sluggish. Who's buying these for investment now, especially with so much new inventory? The exit strategy looks tricky. Change my mind.
