Just got possession of my unit at Brigade Plumeria Phase 1 last month, and honestly, the rental yield reality is hitting hard. Builder promised one thing, but maintenance charges and RWA issues are eating into everything. Is anyone else seeing actual rental income way lower than projected? What's your ROI looking like there?

I actually know someone who bought a 3BHK in Plumeria Phase 1 back in 2018 when it got possession (July 1, 2018). They were expecting close to 50k, but after deducting the hefty RWA charges and property tax, they're barely making 30-32k. And finding tenants who pay on time is another headache. Plus, the property value appreciation hasn't been as stellar as other parts of Bengaluru. It's a tough situation.

Yaar, totally relate! I heard about Brigade Plumeria's rental promises too, sounded too good to be true. My brother almost invested there, but then we saw the actual maintenance figures for other Brigade properties. Builder marketing is always a dream, reality is a nightmare. What were they promising you per month vs. what you're actually getting after everything?

Exactly! They showed me projections of 35-40k for a 2BHK. Abhi toh 25k bhi mushkil se mil raha hai, usme se 5k RWA ko jaata hai. It's a joke. Maintenance charges are insane, especially for a project that got possession way back in 2018. Isn't it?
