Brochure amenities are just a marketing fantasy.
Possession for Emaar Emerald Floors Premier was in March. We're seeing huge gaps between promised amenities and what's actually usable. Clubhouse feels like a ghost town. Is high maintenance worth it for investor units?

It's a tough situation for first-time buyers. On one hand, you want all the fancy amenities shown in the brochure. On the other, these things often get delayed or aren't maintained properly, leading to disappointment and high costs. It's a gamble, honestly. Some projects deliver, some don't. The key is thorough due diligence, but even then, builders find ways to cut corners. No easy answer here.
280 units hain Emaar Emerald Floors Premier mein. Itne saare units ke liye clubhouse ghost town kaise ho sakta hai? Ya toh amenities bahut choti hain, ya phir log use hi nahi karte. Kya builder ne occupancy rate ka koi data diya hai?
The original post mentioned high maintenance for investor units. Emaar Emerald Floors Premier units are 3.1-3.6 Cr, which is a significant investment. What's the typical maintenance per sqft in such projects, especially if half the amenities are unused? Is it still worth it for rentals in Gurugram's current market? I'm looking at Baharampur Naya side, and even there, maintenance costs are a big concern.
Gurugram mein rentals bhi ab utne high nahi hain, jitni property values hain. Mere friend ne Basai mein liya tha, woh bhi struggle kar raha hai tenants dhoondhne mein. Empty units ka maintenance bhi bharna padta hai, it's a huge drain.
Maintenance usually ranges from ₹3-5 per sqft for premium projects like this. If amenities aren't working, you're basically paying for nothing. Investor units only make sense if the rental yield is good, but with these hidden costs and incomplete facilities, it becomes tough to justify.
Same here! Humne bhi ek project dekha tha Badshahpur mein, brochure mein swimming pool Olympic size ka lag raha tha, actual mein bachchon ka tub nikla. Emaar jaise bade builder se toh expect nahi karte ye sab.
So true, photos can be so misleading.
Exactly! That's why physical site visit aur existing residents se baat karna is so important. Humne bhi sirf brochure dekh ke booking kar di thi, ab pachta rahe hain. Builder ki sales team toh sab achcha hi bolegi. Always check the RERA documents for actual promised amenities, not just marketing material.
Totally agree! Builders ka toh yeh common game hai. Brochure mein kuch aur dikhate hain, reality kuch aur hoti hai. Emaar Emerald Floors Premier ka sunke toh aur dar lag raha hai.
Yaar, yehi toh dar lagta hai. Main bhi ek project dekh raha hoon Airport Road side, wahan bhi amenities ka bahut hype hai. But Emaar Emerald Floors Premier ka possession toh 2017 mein tha na, not March? Confused.
