Rent has gone up 3 times in 5 years — fed up now, finally taking the plunge. I'm looking at Eureka Diya Green City Nh 24. Site visit pe toh sab kuch great dikha, but promised amenities aur actual delivery mein kitna farak hota hai? Kya clubhouse aur green areas sirf brochure mein acche lagte hain ya sach mein log use karte hain? Kids play area bhi usable hota hai kya ya bas tick mark hai? Owners ka real experience kaisa hai regarding these things?

Dekho, every project has its pros and cons. Eureka Diya is at a good location on NH24,
The price range ₹49 L – ₹1.0 Cr is also a bit wide. What's the average per sqft they are quoting for Eureka Diya? For a first-time buyer like me, every lakh counts, and hidden charges are a nightmare. Are there any other similar projects near NH24 with a better amenity delivery track record, even if slightly more expensive?
Hidden charges toh har project mein hain, it's a scam! Builders ko transparent hona chahiye.
They quoted me around ₹4500/sqft for a 2BHK. But be careful, hidden charges like PLC, club membership, maintenance advance add up quickly. Always ask for an all-inclusive quote. For alternatives, you might check towards Crossings Republik, but prices are generally higher there.
RERA number UPRERAPRJ705122 is legit, which is good. But 'ongoing' status can mean anything these days. My friend bought a flat in a project near Abhay Khand, and they kept delaying the possession for years, citing various reasons. What's the *actual* progress on site for Eureka Diya? Has anyone seen recent photos or videos of the construction beyond the marketing material?
I visited last week. Construction for the main towers looks okay-ish, but the amenity area is literally just a dug-up pit, no real progress. Definitely not looking like it'll be ready by 2027 with all 1200 units and complete amenities. They have a long way to go.
Ghaziabad market mein delays common hain. Builders often face material cost hikes and labor issues. It impacts the amenity delivery big time.
Mere relative ka bhi same hua tha. Builder ne sirf structure khada kar diya, amenities ka toh naam hi nahi. They bought in Achchheja, still waiting for the swimming pool promised five years ago. It's so frustrating.
I went for a site visit last month for Eureka Diya Green City. The sales guy was very pushy, only showing the demo flat. Construction pace looks slow for an 'ongoing' project. Possession date 2027-01-03 sounds quite far for 1200 units, especially if they are still early stage, no? I'm worried about delays.
Bhai, you've hit the nail on the head! Brochure dekh ke toh sab dream lagta hai, but reality is often a huge disappointment. My cousin booked a flat in Indirapuram a few years back, same story. The grand clubhouse was only fully operational almost two years after they got possession. Kids play area was just a patch of grass. It's a huge gamble, especially for first-time buyers like us who are putting in life savings.
Haan bhai, it's a huge problem. Happened with my friend in Ahinsa Khand 1. Builder ne sirf promises diye, deliver kuch nahi kiya.
Exactly! I'm also looking at Eureka Diya Green City and the pictures look amazing. ₹49 L for a 2BHK is tempting, but amenities are a big deal for my family. Kids need proper space to play. Is this really such a common issue across projects?
