Brochure vs. reality hit me hard at my new flat
Honestly, I completely underestimated how different the brochure looks versus reality. Just got possession at Khinvasara Aranyeshwar Park Phase II last month, and the promised green areas are barely there. Matlab, resale value par impact hoga na? Tenant attraction bhi mushkil hogi. Did anyone else face this with their projects? What about the clubhouse, is it actually used?

This is exactly why I'm so hesitant to buy right now. My friend bought in Ambegaon Budruk, and they promised a 'state-of-the-art gym' which turned out to be two treadmills and a broken cycle. Pune market mein abhi bhi bohot inventory hai, aur builders pressure mein aake kuch bhi promise kar dete hain. Resale is a huge concern for first-time buyers like us, especially with such high price ranges like ₹1.9 Cr – ₹2.3 Cr.
U9, wahi toh. Khinvasara Aranyeshwar Park Phase II mein pool toh hai, but it's rarely maintained. Mostly empty ya dirty. My cousin lives there, they complain all the time about the poor upkeep after possession.
Haan, aur Clubhouse ka toh haal mat poochho. Mostly bas maintenance office ban jaata hai ya security guard ka room. Koi use nahi karta properly. What about the swimming pool, is that even functional?

Bhai, is builder ka RERA compliance check kiya tha kya? Usually, jo projects completed hote hain, unme itna discrepancy nahi hota. What about the total units, are they all occupied?
Sahi keh rahe ho. Khinvasara ka track record waise bhi mixed reviews wala hai, especially for older projects.
U4, RERA mein toh sab clean dikhta hai, paperwork sab okay. But the ground reality is often different. I remember visiting this project when it was nearing completion, and even then, the 'clubhouse' looked like a small community hall. And about the 97 units, most are sold, but many are still lying vacant or rented out at lower-than-expected rates, which affects the community feel.
Totally relate to this. I bought a 2BHK in Akurdi two years back, thinking the 'future development' meant a park nearby. Abhi tak toh sirf ek barren plot hai. Resale value toh door ki baat, rent pe bhi mushkil se jaata hai. Yeh green areas ka scam toh common hai, aur hum first-time buyers phas jaate hain.
Khinvasara Aranyeshwar Park Phase II? Sunna tha ki inka delivery record theek nahi hai. Brochure mein toh sab achha dikhate hain, but ground reality alag hoti hai. Green areas ka toh bas naam hi hota hai.
Haan yaar, same pinch! Builders ka toh yeh standard practice ho gaya hai. Brochure mein Taj Mahal dikhate hain, milta jhopdi hai.
