Broker advice in Gurugram is usually just sales pitch.

I'm looking at some resale flats near Dwarka Expressway, maybe SS Group projects. Brokers push new launches with higher PLC and less negotiation room. Kya secondary market mein better deal mil sakti hai for an investor? Or should I just go direct builder for potential price correction? What's your experience with actual price negotiation here?
