Broker buying for self: AU The Sunflower doubts
Budget finalised, loan pre-approved for AU The Sunflower Phase 1. Everyone glorifies this project's appreciation but I'm honestly not seeing much upside from pre-launch prices. I work in real estate, so I see the games builders play. Is anyone genuinely convinced about capital appreciation here, or is it mostly priced in already? Their delivery track record isn't exactly stellar either. Should I be worried about delays or RERA issues down the line? Change my mind if you think this is a solid long-term bet.

Any idea what the current market conditions are like in Ghaziabad for this specific price range? Is it a buyer's market or seller's?
U4, it's definitely leaning towards a buyer's market, especially for properties above ₹3 Cr. There's quite a bit of unsold inventory, and new projects keep launching. Builders are
OP, you hit the nail on the head. My cousin booked a flat with this builder in their project near Ahinsa Khand II a few years back, and it was a nightmare. Delays, design changes, and then quality issues after possession. He finally got it almost 3 years late. So when I see a possession date of 2029-02-01 for Sunflower, my alarm bells ring. Are we just buying into a promise that might not materialize on time, especially with such a high price tag?
U7, usually the compensation for delays is a pittance, like ₹5-10 per sqft per month, which doesn't cover your rent or EMI. My friend faced a similar situation with another builder in Abhay Khand. RERA (UPRERAPRJ448904 for this project) theoretically provides a framework, but getting justice can be a long, drawn-out legal battle. It's critical to negotiate a higher penalty clause during booking, though most builders resist it. Always read the fine print, especially the force majeure clauses. Don't rely solely on the builder's word.
U3, that's very concerning. Did your cousin get any compensation for the delay, or was it just 'take it or leave it'? I'm trying to understand how much leverage buyers have in such situations. Is there any clause in the agreement that protects us from these delays?
Oh man, that's exactly what I'm afraid of. Thanks for sharing, U3. It helps to hear real experiences.
Yaar, but the location for AU The Sunflower is really good, especially if you consider the upcoming infrastructure. My agent showed me some projections, and the appreciation potential looks promising in the long run. Plus, 428 units means a big community, which is always a plus. For a first-time buyer, it feels like a good entry point in this segment.
Totally agree with the OP. I've been tracking AU's previous projects, and their delivery track record is a major red flag. The promised possession for Sunflower is 2029-02-01, which is quite far, giving them ample room for delays. Plus, for a price range of ₹3.2 Cr – ₹4.1 Cr, I expect much more transparency and a proven delivery history. I'm also a first-time buyer with a tight budget, and this kind of uncertainty is terrifying. The RERA number UPRERAPRJ448904 is there, but how effective is it really against consistent delays?
